ARTICLE 1 – DEFINITIONS

The "Website" refers to the internet site(s) accessible via URL [www.lesmanibelles.com] for presenting and booking guest rooms.

The "User" refers to any person browsing the Website.

The "Rooms" refer to all guest room rentals concluded between the property owner (the "Host") and individual consumers (the "Guest(s)").

The "Guest" refers to the individual or entity, professional or otherwise, renting guest rooms from the Host.

The "Terms and Conditions" or "T&C" refer to these general terms and conditions, applicable to the contractual relationship between the Company and its Guests, including any privacy policy available on the Website.

ARTICLE 2 – SCOPE OF APPLICATION AND PRE-CONTRACTUAL INFORMATION

2.1 PURPOSE

These T&C apply to all guest room rentals concluded between the Host and individual consumers ("Guest(s)").

No specific conditions initiated by the Guest may prevail over these T&C without formal written acceptance by the Host.

2.2 ACCESS TO T&C

These T&C are accessible at all times on the Host's website and are provided to any Guest upon request.

2.3 ACCEPTANCE OF T&C

Any room reservation, particularly any deposit payment, implies unreserved acceptance of these T&C. Through this acceptance, the Guest expressly acknowledges having received communication of these T&C and all information required under French consumer law prior to booking.

The T&C constitute the entirety of rights and obligations between parties within their contractual relationship.

2.4 SCOPE OF T&C

No specific conditions initiated by the Guest may be added to or substitute these terms. The Host reserves the right to establish particular conditions for rooms, special offers, etc., which are provided to the Guest before booking.

ARTICLE 3 – SERVICE DESCRIPTION – GUEST ROOMS

3.1 GENERAL PROVISIONS

These T&C are written in French in their original version, which alone is authoritative, taking precedence over any foreign language translation, although an English version is available for reference.

3.2 SERVICE DESCRIPTION

Rental services, Rooms, and all complementary services that may be offered by the Host are precisely described regarding their specifications and qualities on the Host's website.

While the Host makes every effort to ensure photographs on the website are faithful and current reproductions of Rooms and services, variations may occur due to technical characteristics and color resolution of photographs.

3.3 CAPACITY AND USAGE

The Guest is expressly informed that Rooms offered by the Host are designed for a specific, determined number of people. Consequently, the Host may at any time refuse entry and presence of additional persons in initially rented Rooms without engaging liability.

ARTICLE 4 – CONTRACT FORMATION – BOOKING CONDITIONS

4.1 BOOKING CONFIRMATION

The Host sends the Guest, at their postal address or email according to Guest's indications, a booking confirmation containing details of reserved Room(s), prices and payment terms, including the deposit referenced in Article 4.2 below, as well as these T&C.

4.2 DEPOSIT PAYMENT

4.2.1 Standard Deposit

Unless otherwise agreed by the Host, contract conclusion is subject to prior payment of a deposit of Fifty percent (50%)of the total reservation amount, all taxes included (ATI).

This percentage constitutes a "deposit," excluding qualification as "earnest money" in accordance with French consumer law provisions.

4.2.2 Short Stays

For stays under 3 nights, the Host requires full payment three (3) calendar days before arrival date.

4.3 ONLINE BOOKING

Guests may make room reservations directly through the Host's website by following indicated steps and validating the reservation according to above payment conditions and or contact us directly for whole house rentals.

4.4 NO RIGHT OF WITHDRAWAL

In accordance with French consumer law, the Guest is expressly informed they do not benefit from the legal right of withdrawal for accommodation bookings.

4.5 MODIFICATION / CANCELLATION BY GUEST

4.5.1 Modifications

Unless specifically agreed by the Host, room reservations and arrival dates cannot be modified by the Guest once definitively validated.

4.5.2 Cancellation Conditions

Except in cases of force majeure, in case of reservation cancellation by the Guest:

four (4) weeks or more before stay start date: the Host commits to refund the Guest's entire deposit;
less than four (4) weeks before stay start date: the Host retains the entire deposit
less than eight (8) calendar days before stay start date: the Host (i) retains the entire deposit and (ii) reserves the right to request the total amount, all taxes included, for all reserved nights.

4.6 MODIFICATION / CANCELLATION BY HOST

In case of reservation cancellation by the Host, refund and compensation conditions apply according to the same timeframes as stated in Article 4.5.2, with appropriate compensation in favor of the Guest.

ARTICLE 5 – PRICES AND PAYMENT TERMS

5.1 PRICES

Room rental prices are indicated by the Host on their website and in the Booking Confirmation. These prices are all taxes included (ATI) except for tourist tax.

Dynamic Pricing: Individual room prices may vary according to demand and seasonality. Whole property rental prices are fixed according to the current rate schedule.

5.2 PAYMENT TERMS

Available payment methods for the Guest are exclusively: bank transfer.

Banking details are provided in the Booking Confirmation.

ARTICLE 6 – HOST OBLIGATIONS

6.1 ACCOMMODATION PROVISION

The Host commits to providing the Guest with reserved Room(s) according to agreed dates and stay duration.

Arrival and departure times:

Arrival times: from 4:00 PM
Departure times: by 11:00 AM latest

6.2 DISCRETION AND CONFIDENTIALITY

The Host guarantees absolute discretion regarding guest identity and stay details. No information concerning guest presence or activities will be disclosed to third parties without express authorization.

Staff and associated service providers are bound by the same confidentiality obligations.

ARTICLE 7 – GUEST OBLIGATIONS

7.1 ROOM AND PREMISES USAGE

The Guest must use and peacefully enjoy rented Room(s), furniture, and equipment with reasonable care.

Smoking is strictly prohibited in Rooms and common areas of the establishment.

7.2 PETS

Domestic pets are not accepted in the establishment, except with prior Host authorization during booking for one dog or cat (at a rate of €15 per animal per night). Under no circumstances may the accepted animal remain alone in the room or on the property.

Guide dogs for blind or visually impaired persons are accepted without charge.

7.3 LIABILITY

The Guest is responsible for and must compensate the Host for all damage and/or losses occurring during the stay, unless such damage occurred without their fault.

7.4 PERSONAL BELONGINGS

Guest personal belongings are under the Guest's sole and entire responsibility. The Host cannot accept any responsibility for losses, theft, injuries, and/or damage.

ARTICLE 8 – FORCE MAJEURE

In case of force majeure events preventing fulfillment of contractual obligations, neither party may engage their liability toward the other party.

ARTICLE 9 – PERSONAL DATA

The Host commits to respecting the General Data Protection Regulation (GDPR) and French data protection laws. Personal data collected is used only for reservation management and service improvement.

ARTICLE 10 – APPLICABLE LAW AND DISPUTE RESOLUTION

These T&C are exclusively governed by French law. For any dispute, court jurisdiction will be determined according to applicable procedural rules.

Mediation: Before any legal recourse, parties commit to seeking an amicable solution. In case of failure, consumers may contact the competent consumer mediator free of charge.
